TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 19, 2021, and duly recorded in the Office of the Clerk of the County Commission of Doddridge County, West Virginia, in Deed of Trust Book 231, at Page 558, Daniel C. Sell and Raven Leighann Lashelle Harper did convey unto Daniel T. Baker, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Doddridge County Courthouse, in West Union, West Virginia, on
January 19, 2024, at 3:15 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Greenbrier District, Doddridge County, West Virginia, and more particularly described as follows:
All that certain tract or parcel of land, together with the buildings and improvements thereon and appurtenances thereunto belonging, situate on Buckeye Fork, Middle Island Creek, Greenbrier District, Doddridge County, West Virginia, bounded and described as follows:
BEGINNING at a point on the northerly side of the road to Salem, which point is the southeastern corner of the Church lot; thence N. 39° E. 150 feet to a point; thence S. 51° E. 150 feet to a point; thence S. 39° W. 165 feet to the road; thence with the road, N. 45° 18′ W. 150.75 feet to the place of beginning, containing 0.544 acres, more or less, as shown on a plat entitled “Plat to Accompany Deed Haymond & Evelyn Rymer to Edwin Chumley” which plat is of record in the Office of the Clerk of the County Commission of Doddridge County, West Virginia, in Deed Book 176, at Page 582.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 4186 Greenbrier Road, Salem, WV 26426.
AND BEING the same real estate which was conveyed to Daniel C. Sell and Raven Leighann Lashelle Harper, by Deed dated April 16, 2021, from Carolyn Chumley, and recorded in the Office of the Clerk of the County Commission of Doddridge County, West Virginia, in Deed Book 472, at Page 186.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
